Hotel and commercial upholstery on O'ahu

Large-volume upholstery and seamstress services, handled from the bid process to billing by a Kaneohe family shop.

What wears out first in a hotel

Hotel furniture works harder than any piece in a home. Loungers by the pool take sun, sunscreen, salt air and wet swimsuits every day, and lobby seating takes constant sitting from guests who each sit down differently.

Cushions flatten first, then covers fray at the seams and piping, then color fades unevenly between a shaded seat and a sunny one. Replacing a few pieces at a time leaves a room that no longer matches, and that mismatch is often a bigger problem than the wear itself.

Bid to billing under one roof

Since 1964 John's has become a leader in hotel upholstery. The shop does large-volume upholstery and seamstress services, and handles the work from the bid process to billing. It is still a family business on Kahuhipa Street in Kaneohe, run by Ryan and his wife.

A bid starts with a count: how many pieces, what sizes, what condition, and a photo of each type with its dimensions. Commercial-grade fabric is the usual choice at this level, since it is made for heavy traffic.

Fabric, foam cut to size and the seamstress work are all services the shop already offers, so ask about them together when you send the count.

Keeping a whole run matched

Order the fabric for a whole run at once so every piece comes from the same dye lot. Color can drift between lots, and the difference shows side by side on a lanai.

Tag each piece when it comes off its frame and note its room and position, so every cover returns to the frame it was cut for. It also helps to ask for a small allowance of extra fabric for repairs later, while the dye lot is still available.

Between refreshes, rotate loungers between sun and shade and clean to the fabric's cleaning code. A cushion that dries fully in open air after rain lasts longer than one left sitting damp.

One door for hotels and homes

Hotel runs and a single koa-arm lounger come through the same door on Kahuhipa Street, and the same two people do the sewing and the fitting. If the job is one chair, that is furniture reupholstery. If it is a stack of loose seats, it is cushions and pillows.

A property can pick commercial grade from the shop's designer fabrics and have the foam cut to size in the same order. Start with a photo of each piece type and its dimensions, or call (808) 236-2218.
